Drive south on Lithia Pinecrest Road past Bloomingdale Avenue and you'll pass the same fenced lot you've been passing for over a year. The old Fresh Market sign came down a while back. The Stein Mart next to it sat empty even longer, save for the pop-up Halloween store that took over the space every October. Everyone in Valrico knows a Whole Foods is supposed to go in there eventually. Fewer people have noticed that the block doesn't need it to already feel different.
That's the part worth sitting with. While the anchor everyone's watching stays behind a fence, the smaller storefronts on either side of it have already filled in, one ribbon cutting at a time, all within the same half mile of road.
As Osprey Observer reported, the Whole Foods project is real, and it's a bigger deal for this corner of Hillsborough County than the size of one grocery store suggests. Kite Realty, which owns the Lithia Crossing plaza, revised its site plan to combine the former Fresh Market and Stein Mart spaces into a single 38,000-square-foot anchor, with two additional retail units built in for lease once construction wraps. When it opens, it will be the first Whole Foods on the east side of Tampa Bay and only the third in Hillsborough County, a market Publix has otherwise had almost entirely to itself for decades.
The infrastructure around the store is changing too. Plans call for a new traffic signal on Lithia Pinecrest Road between Lithia Crossing and the Publix-anchored Shoppes of Lithia directly across the street, a signal that's actually been discussed since 2021 and is only now moving forward alongside the store. That signal sits inside a larger widening of Lithia Pinecrest Road from two lanes to four, stretching from Lumsden Road down to FishHawk Boulevard.
None of this has a firm finish line yet. As of this fall, no opening date has been announced publicly, and the address still shows as temporarily closed on business directories. If you've been holding off on judging the corridor until the store opens, you could be waiting a while longer.
Here's what didn't wait. In the same stretch of Lithia Pinecrest Road, within a few hundred yards of the construction fence, a run of small businesses opened or held their grand-opening ribbon cuttings across 2026:
Look at what that list actually represents. A tea room. A music school offering lessons from age four through adult. A restaurant and patio bar. A full-service credit union branch with mortgage and home equity lending on top of standard checking and savings. That's not a strip of identical fast-casual chains chasing each other down the same road. It's the kind of mix that shows up when a corridor has enough steady daily traffic to support businesses that depend on repeat customers rather than one-time visits, whether it's a family bringing a kid back for weekly guitar lessons or a couple stopping in for tea on a Saturday.
None of these openings needed Whole Foods to happen first. They happened anyway, on the same road, in the same year, while the biggest name on the list was still filing paperwork with the county.
Not everything on this stretch of road is arriving. Chill Cawfee & Quig's Kava Lounge, the coffee-by-day, kava-by-night gathering spot that had been operating in Valrico, relocated this year to 16741 FishHawk Blvd in nearby Lithia, as reported in Osprey Observer's August Riverview edition. It's worth including here, not as a loss for Valrico, but as a nearby example of a business that relocated. FishHawk, where the lounge moved, has been building rooftops for years.
Read the two facts side by side. A credit union and a music school moved in on Lithia Pinecrest. A coffee and kava spot moved out to FishHawk. That's not a contradiction; it's two different business models in two different parts of the area.
If you've lived in Valrico for a while, you've probably caught yourself measuring the neighborhood's progress by that one fenced lot. It's an easy shorthand. One store, one opening date, one headline the day it finally happens.
But the road itself has already changed shape this year in ways that don't depend on a grocery store's construction schedule. There's a new credit union branch handling mortgages and home equity loans. There's a tea room and a restaurant and patio bar drawing people out on weeknights. There's a music school teaching four-year-olds and adults in the same building. And soon there will be a new traffic signal timed into a four-lane road that used to be two, whether or not the anchor store behind the fence has opened its doors yet.
The Whole Foods will matter when it opens. It'll be a genuine first for this side of Tampa Bay, and it'll likely pull in more retail once those two extra leasable units in the plaza get filled. But treating it as the single marker of whether this corridor is moving means missing what already happened on the same road this year, addresses apart from each other, independent of any single anchor's timeline.
Next time you're stopped at a light on Lithia Pinecrest, waiting for that construction fence to finally come down, take a look at what's already open on either side of it. The answer might surprise you more than the store will.
